When my husband and I started to interview realtors (at least seven) for the sale of our Castro Valley home, we quickly became discouraged. Each realtor had glowing credentials, but each said they would list our home at a much lower price than what we needed or thought our house was worth. My daughter thought they all wanted to list the house at a lower price to make a quick sale. No one was willing to at least start at a higher price and then lower the price if needed. They all told us that our house would not sell for what we wanted, so we were really disheartened.

Then I happened to find Joanne Gardiner on the internet. We had been thinking about moving to a manufactured home and Joannes site came up in one of my searches. Her credentials sounded great, but I had that fear in my heart that she too would be like the others. I was wrong.

The day Joanne came over and she sat down to talk to us, I knew we had found “the one.” She listened to what we had to say, I said we choose you, we signed the listing papers and we listed at a higher price, just as we had wanted to do and just as the other realtors had said would never fly.

The market presented many difficulties, but Joanne hung in there and went above and beyond the call of duty in working for us. She knew all the legalities of selling and buying a home and that knowledge came in handy on numerous occasions. She always had our backs and watched over us. We lowered the price a couple of times, but we remained steadfast at the amount we needed to sell the house for. We had found a lovely manufactured home and decided to buy that contingent on the sale of our house. Joanne steered us through all the legalities of that process, too. When we got the first offer on our home, it was for the amount suggested by the other realtors in the beginning. We were very discouraged. Joanne stood by her guns and said we could get a higher price. She said she knew the house was worth more. She was right. We had another offer at another low price and then we got a wonderful offer at a price more than what we needed to help us with our finances. There were many starts and stops to the transaction and we weren’t really sure until we signed our last papers that the deal would go through, but it did. We sold our home and bought the manufactured home with proceeds from the sale.

God truly blessed us by sending us an angel named Joanne Gardiner and He blessed us with a wonderful offer on our home of 37 years and a great bid on the manufactured home.

Real Estate Broker Extraordinaire…

I first met Joanne in the fall of 2003 when I was thinking of listing my home in San Leandro, CA. She struck me as interested in me and my plans to remarry. After having follwed her recommendation to make my home more saleable and remarrying, I procrastinated until 2008. During those years I learned Joanne had not forgotten me nor would she let me forget her! E-mails would come from time to time with seasonal greetings, patriotic messages, real estate news, even a recipe or two.

On August 20, 2008 when I finally listed my home with Joanne I had already resigned myself that it would be on the market for an extended period of time because of the current real estate sales conditions. After I finished making the staging recommendations Joanne made, she and her assistant held an open house on September 7th. They came prepared, more than I could have imagined. The open house was successful. Several people came, some were quite interested but wanted to think it over.

On September 11th, Joanne called to say she had a contract on my home! It was a contingent contract, which I was hesitant in accepting, but I had faith that if anyone could sell the buyer’s home it would be Joanne. Sure enough she sold it and did it quickly, too! The escrow on my home closed October 17, 2008.

Joanne’s expertise, guidance, perseverance, hard work – all made it possible to move this property as quickly as it did in this slow-moving real estate market. I owe many thanks to Joanne for this, but especially for her valued frendship.

It’s too bad there is only one of you. Every home buyer and seller is entitled to a Realtor of your caliber and experience.

My home was on the market for over one year with someone else. Then I found you on the internet and you sold it within 3 months.

Of course, one has to listen and take action on all or most of your recommendations as I did. You have a strong but subtle approach that encouraged me to make necessary changes to get my house sold. I had to invest a little time and dollars but, it was WELL WORTH IT in the end!
