Rent and Term:

  • The monthly rent is $1,695.  The term is a one-year lease.
  • Owner pays for weekly trash service
  • Owner pays for weekly recycling service
  • Owner pays for sewer fees
  • Owner pays for gas to heat all the water used in the apartment.
  • Owner pays for weekly landscape service of tenants private back yards.

 Security Deposit and Qualifications:

The security deposit is $1,695 and must be paid prior to taking occupancy
 

Application Requirements:

  • The credit and background check is $30.00 per adult.  Each adult 18 years or older is required to complete a rental application form.
  • Applicants need to have verifiable income of at least three times the monthly rent. 
  • Applicants provide good references, good rental history,
  • and applicants have good credit with credit scores above 650.
  • In some cases an applicant may also need to post an additional month's rent depending on their credit history and rental history.

How to apply for the rental: 

  • Complete an application form for each person over age 18.   Click here to fill-in an Application to Rent and to print it
  • Please do not sign the application until you meet with us. 
  • Make an appointment to turn in your application.  Call Joanne at her office: 510-429-4800 or Joanne's cell phone: 510-589-4794.
  • Bring your photo identification, usually a California drivers license or a California identification card issued by the Department of Motor Vehicles.
  • Bring $30.00 cash for each applicant to cover the cost of the credit and background check.  This fee needs to be paid when you turn in your application.

Pet Policy for all apartments…

  • One small dog under 40 pounds or cat is acceptable in most cases, but subject to approval.    
  • If we accept a pet, there is a separate pet agreement and a pet deposit of $500, which is in addition to the security deposit.
  • There are certain breeds we do not accept because they are know to be aggressive, including but not limited to Pit Bulls or Pit Bull Mixes.  And, we are sorry to have to single out this breed but we must.
  • We are concerned where your dog will be kept when you are not at home, how often will you leave your dog alone at home, has your dog had any obedience training, are your dog’s shots current, etc.  

We will probably accept your pet if…

  • it is a smaller dog under 40 pounds or is a cat, and
  • your pet is non-aggressive,
  • your dog or cat has current rabies vaccinations and you provide the Vet's certificate,
  • your dog is a breed known not to have social problems,
  • your dog is kept on leash when outside of your apartment and you supervise it at all times,
  • you immediately clean up after your dog or cat as soon as it defecates by placing the waste in a plastic bag, tie it in a knot, and dispose of it in the dumpster.
  • you don't allow your dog to dig in the landscaping,
  • your dog has a friendly personality,
  • you promptly repair any damage caused by your dog or cat,
  • you make sure no defecation is on the ground in your private yard the day that the gardeners are on the premises, and
  • if your pet is a dog, it must be kept in the unit on the days when the gardener mows your backyard.

All apartments in our complex feature:

  • 2 bedrooms, 1 bath – approximately 800 square feet
  • Apartment is very clean and well maintained.
  • Neutral colored carpeting over deluxe pad.
  • Kitchen and bath features new no-wax vinyl flooring.
  • Mini blinds and vertical blinds.
  • The entire apartment has been freshly painted in an light beige color throughout with white trim.
  • Quality light fixtures including a polished brass and white 5-paddle fan with 5 lights in the dining area.
  • Upgraded electrical service and upgraded outlets. And, there are two outlets in the unit for Comcast Broadband (for both TV and Computer). The monthly service is optional and not included in the rent.

Hallway…

The hallway is freshly painted an features a bright light and linen close at the end of the hall. 

The larger bedroom is the door on the left, the smaller bedroom is the door on the right next to the linen closet.  The closets between the two bedrooms make a good sound buffer for both bedrooms.

Hiddendale Complex

 

 

Entrance to the Hiddendale apartment complex. Hiddendale is a quiet little complex that consists of a rental house at the front of the property and a 6-plex apartment building tucked behind the house and garage as you can best see in the next photos.  

 
 
The six-plex is secluded from the street.  It is brightly lighted from dusk to dawn.

A lawn and patio area are adjacent to the laundry room, which is on the left in the first photo.  The laundry features coin operated machines:  Wash is only $1.50 and Dry is only 50¢ for each 20 minutes.  The covered patio near the laundry room is a popular spot for barbecuing and visiting or a relaxing spot when you're doing laundry or just hanging out.

Most common questions prospective tenants ask…

Q)  Will you rent to me if I have good income but bad credit?

A) If you have more bad credit than good credit in most cases we will not rent to you even if you have good income.   However, there are exceptions.  We try to work with people as much as possible.  If there have been extenuating circumstances that caused you to have credit problems like going through a short sale, foreclosure, or job loss, you will not necessarily be turned down

Q)  I don’t have much credit.  Will you rent to me?

A) Possibly. It will depend on the amount of verifiable income you have and if you have met your credit obligations on time. We need to see that the credit you have, even if it is just two or three items, have been paid as agreed. If you had a minor problem it will not disqualify you, depending on what caused the problem.

Q)  I was evicted some time ago. Will you rent to me?

A) No.  There are no exceptions or extenuating circumstances to offset an eviction.

Q)  Do you accept Section 8?

A) No.  We do not accept any rent subsidy program.

Q)  I have a pet.  Will you rent to me?

A) Probably if…

A) Sorry, no.   While we like pets, we need to restrict the number of pets per unit to just one.

Directions to Hiddendale…

From freeway 880 and the San Mateo Bridge (Highway 92) take 880 south one exit to Tennyson Road East. Stay on Tennyson Road (heading toward the hills) to Huntwood Avenue. Turn left on Huntwood and go two long blocks and turn left on Shepherd Avenue. Go down Shepherd about a block and a half, watching for a white wood-rail fence and sign framed by star of Jasmine that reads Hiddendale 517 & 519.  Drive down the driveway and you’ll see the six plex.
