Application:

The credit and background check is $30.00 per adult.  Each adult 18 years or older is required to complete a rental application form. 

Applicants need to have verifiable income.  Good references, good rental history and good credit rating are essential.  If you’ve had minor problems with your credit, it doesn’t mean you won’t qualify.  In some cases an applicant may also need to post an additional month's rent depending on their credit history and rental history.   

Please do not sign the application until you meet with us.  Bring your photo I.D. and $30.00 cash for each applicant to cover the cost of the credit and background check, which needs to be paid when you turn in your application.  You may make an appointment by calling 510-429-4800.

Pet Policy for all apartments:

The acceptability of a pet (cat or dog) is on a case by case basis.  If we accept a pet, there is a separate pet agreement and a pet deposit of $500, which is in addition to the security deposit. There are certain breeds we do not accept because they are know to be aggressive, including but not limited to Pit Bulls or Pit Bull Mixes.   We are concerned where your dog will be kept when you are not at home, how often will you leave your dog alone at home, has your dog had any obedience training, are your dog’s shots current, etc.        

This is a typical apartment in the complex.

       

The living room features new paint, light colored carpet over deluxe pad.   The deluxe pad features a moisture barrier that prevents spills from penetrating the pad. Front door to unit is the wood door.  A guest closet is the white door on the right photo. 

     

The dining area and kitchen are newly painted.  The dining area features a five-light fan and a pleasant view from the window.  The Kitchen pantry is 24" wide and full height with adjustable shelves and provides tons of storage space.  The sink is deep stainless steel with deluxe single control faucet and garbage disposal.  A near new G.E. electric range features a self-cleaning oven, clock, timer, interior light and window.

Kitchen Features:  Most kitchens have built-in dishwashers

The hallway is freshly painted an features a bright light and linen close at the end of the hall. The larger bedroom is the door on the left, the smaller bedroom is the door on the right next to the linen closet.  There is a small walk-in closet in the smaller bedroom (behind the linen closet).  The two closets make a good buffer between the two bedrooms.

      

Front bedroom is good size with large full-height closet.

 

The bathroom features an extra large vanity with single control faucet and brilliant 3-glamour bulb light fixture.   Shower over tub features a single control handle,  shower doors, tile tub surround, window for natural light and ventilation and an electric wall heater so you can be toasty-warm after bathing.

  • Extra roomy with  tile tub surround
  • Extra large vanity with two cupboards and a large drawer
  • Easy clean sliding glass doors at tub.

Hiddendale Complex

   

Entrance to the Hiddendale apartment complex.  Hiddendale is a quiet little complex that consists of a rental house at the front of the property and a 6-plex apartment building tucked behind the house and garage as you can best see in the next photos.

A lawn and patio area are adjacent to the laundry room, which is on the left in the first photo.  The laundry features coin operated machines:  Wash is only $1.50 and Dry is only 50¢ for each 20 minutes.  The covered patio near the laundry room is a popular spot for barbecuing and visiting or a relaxing spot when you're doing laundry or just hanging out.

Most common questions prospective tenants ask…

Q)  Will you rent to me if I have good income but bad credit?

A) If you have more bad credit than good credit in most cases we will not rent to you even if you have good income.   However, there are exceptions.  We try to work with people as much as possible.  If there have been extenuating circumstances that caused you to have credit problems like going through a short sale, foreclosure, or job loss, you will not necessarily be turned down.

 

Q)  I don’t have much credit.  Will you rent to me?

A) Possibly. It will depend on the amount of verifiable income you have and if you have met your credit obligations on time. We need to see that the credit you have, even if it is just two or three items, have been paid as agreed. If you had a minor problem it will not disqualify you, depending on what caused the problem.

 

Q)  I was evicted some time ago. Will you rent to me?

A) No.  There are no exceptions or extenuating circumstances to offset an eviction.

 

Q)  Do you accept Section 8?

A) No.  We do not accept any rent subsidy program.

 

Q)  I have a pet.  Will you rent to me?

A) Probably if it is small dog or cat and is non-aggressive, has current shots, is a breed known not to have social problems, is kept on leash when outside, you clean up after your dog, that you don't allow your dog to dig in the landscaping, and that it has a friendly pesonality.

 

Q  I have multiple pets. Will you rent to me?

A) Possibly.  This is decided on a case by case basis based on the types of pets, sizes, etc.

Directions to Hiddendale:

From freeway 880 and the San Mateo Bridge (Highway 92) take 880 south one exit to Tennyson Road East. Stay on Tennyson Road (heading toward the hills) to Huntwood Avenue. Turn left on Huntwood and go two long blocks and turn left on Shepherd Avenue. Go down Shepherd about a block and a half, watching for a white wood-rail fence and sign framed by star of Jasmine that reads Hiddendale 517 & 519.  Drive down the driveway and you’ll see the six plex.  Map to 517 & 519 Shepherd Ave.
